hospital in Colorado last I heard was number three in Colorado but there was a safest hospitals in Colorado rankings all the way from A to F but there were some UC Health institution or that received C's and D's and UC Health wasn't super excited about that now I don't know about you my wife we ended up having to go to an emergency room on our first pregnancy when we were in Cincinnati and ended up being a hospital in Kentucky I during a time where you know I don't really look at what hospital I'm going to in that type of situation now obviously for surgeries experts things of that nature there's always stories that are worth going and checking out some of these ratings and rankings but definitely feel free to reach out ask us we do have personal experiences whether that's a good thing or a bad thing here in northern Colorado for hospitals at Wellington Middle High School which actually is housing 1170 1177 students talks about the growth of North Fort Collins into the Wellington area but they actually had to close down school for a couple of days to deal with smoke damage that was caused from a woodworking class of a pile of oily rags it's a I always forget that things like pretty cool now the one thing that we've seen a lot of is decent high winds especially up in Estes Red Feather area when we have a cabin up there and one of our partners was up there and he talks about how there was a shingle that had came off the roof now this roof is definitely very old and needs to be replaced so we will probably be replacing that next year but there were downed lines actually in fact over 5,000 people that were getting electric electricity provided by Poudre Valley REA we're without power because of downed lines one of the benefits obviously living in Fort Collins is all of our utilities are underground so we don't have that issue necessarily within city of Fort Collins proper but when you get out to more rural areas high winds in fact one of our buddies lives out in La Porte and he was you know kind of live streaming to a certain regard some of the stronger wind days and he was looking at one of the windows and he was like he had a cracked pain and he's like I was just waiting for that thing to blow off you know you know so we definitely had some high winds 287 north and i-25 north you know as soon as you get to kind of that Wellington area it starts to get a lot more Cheyenne Wyoming type weather than it is Colorado we're shut down on December 9th and make sure if you're traveling that way which we do have a lot of people that are now living in Fort Collins and commuting to Cheyenne in fact there's a data center being built there and an individual came through an open house and he said I want to live in Fort Collins but I'm gonna be commuting to Cheyenne we had you know resident doctors that would commute to Cheyenne live in Fort Collins but that is one thing that you got to pay attention to is when there is weather north of i-25 and 287 but yeah those those 5,000 homes were without without power from I think for a few hours but they were stored on that day around 3 34 o'clock with winds around 75 miles per hour the foothills mall you know we've actually been spending a decent amount of time at the foothills mall because we our son was doing the basketball through the Fort Collins rec program and afterwards we'd go and we'd pick up some milk and maybe some salsa or you know some of the other crafts and handmade things at the foothills mall Saturdays 10 a.m. to 2 p.m. and also there are there's a new pop-up coffee shop me me cotora me cotora is opened up there as well as some other shops that are kind of making a presence known and it's exciting because well I would say it's exciting you the toy library is packed always people in there super excited to see that kind of nonprofit be successful if you're looking at kind of not wanting to borrow toys but you you know maybe use toys that is a great option for you to go check out a toy return it at a later time and it's free you can become a member which I'm a member of for $5 a month it's just a part it's it's just helping this type of situation occupant be successful help them stay in business especially if you like something like that but the foothills mall has some more liveliness to it and kind of life to it and hopefully that continues on now I know obviously the McQuinnies who own that stuff a lot of plans in place for that mall so a lot of these residents you know our tenants I should say are short term shorter term but with excitement towards the future the foothills activity center that section is going to remain regardless of whatever the McQuinnies do because actually that it's like condominium eyes I believe that section is actually owned by the city of Fort Collins so that is going to stay regardless some eateries that are coming now I never was a big black-eyed pea fan but it sounds like they're gonna be taking over the old outback space opening up in the new year that's their goal they have a liquor license hearing December 17th they're hoping to be open up this year but it sounds like it'll be into the new year and from there there's a pad Thai restaurant three dragon Thai which I'm super excited about never really been to a Thai restaurant but the reason I'm excited about it is because it's taking over the old taco stop location which is on the south very far south side of town really just a couple blocks from Trillby on college and that was just kind of a nice little restaurant because it was really you know half a mile three-quarters of a mile from my house so very easy to get to but it also has got like some good good good eats there so I'll have to tell my my agent Connor to go check it out because he's a big Thai restaurant fan actually I'm gonna be doing a market update beginning of January you know I actually just did a cost of living video that's coming out in a couple of weeks excited for you guys to watch that so go watch that on my living in Fort Collins YouTube channel if you're considering relocating to the area but it did talk about how housing prices in Fort Collins have been remaining relatively flat really for the last two to three years in November of 2022 house prices were about six hundred ten thousand dollars on a rolling 12-month average and just this last month there were six hundred twenty three thousand dollars for a single-family detached house in Fort Collins on a rolling 12-month average so roughly about a two percent increase but there was a report out there that most there are a lot of markets in Colorado that saw a two percent drop in housing prices in fact ninety one excuse me in Fort Collins eighty two percent of homes saw price reductions for their house and ninety two percent in Pueblo ninety one percent in Colorado Denver eighty six percent Colorado Springs eighty five percent Greeley eighty four percent in Boulder a lot of that is seasonality you know this is to be expected prices drop we actually just made an offer on an investment property for a client 15% off of list price you know cash closing 14 days super attractive it was a rejected offer but that is kind of the time of year we are in houses are sitting on the market longer days on market is increased a lot of that is seasonal but we will see what happens moving into the new year CSU you know actually has had the best recruiting class it's had and really over the last 15 years with the new coach coach Jim Mora coming in ranking 65th on top of that CSU basketball is their Ken Palm rankings I don't really even know what that is necessarily but I know it's important for the NCAA basketball tournament they're just outside of the NCAA tournament I think right around 54th 59th or something along those lines but doing much better than they were last year and last year we just barely missed the sweet 16 by one shot when we were playing Maryland so super exciting things happening at CSU athletically in football and basketball and then of course our darlings track and field and volleyball always seem to do quite well if you got a kid in the pooter school district next year it will be a later start August 19th is when it will be starting one week later than when it normally does with a big emphasis on trying to limit heat exposure on these buildings these buildings are older they are hotter a lot of them don't have I think there's 30 buildings in the pooter school district that don't have air conditioner and it will take about 15 years to get all of the buildings to have air conditioning so it won't be until 2041 until all of the buildings in a pooter school district have air conditioning to offset that they are starting school one week later August 19th the fall semester will be 81 days and the spring semester will be 95 days we will still have a week for spring break two weeks for Christmas break and one week for a fall break as well so that is really the biggest changes moving into the new year that calendar passed six to one vote and the heat impacts were the biggest deal going on there. Forge campus in Loveland if you haven't seen this it is on the southwest side of Loveland off of 14th it was an old Hewlett-Packard facility campus 811,000 square feet 177 acre campus when actually the individual who took who were it was a investor and partner on this J doctor who actually shot our wedding pictures way back in 2012 with his wife if you're looking for great pictures Catherine doctor is a great option but he and partners bought this and when they bought it it was it was a 15% occupancy here and now is it all the way at 73% they've invested more than 11 million dollars into this facility and it just won company of the year award in Colorado it's the Eddie award and Economic Development Council of Colorado super exciting things for Fort Collins Northern Colorado that is kind of like an innovation manufacturing tech hub and we definitely need that for companies to be able to grow thrive and build here for Collins so congratulations to J doctor and the Forge campus city council have their work session there and they really discussed four different things housing catalyst downtown parking optimization study Parks and Recreation 2050 tax update and the council end of term update talking about kind of things that they've done well things that they're looking forward to continue working on but let's just start with housing catalyst here are some some really interesting statistics that I found very interesting housing catalyst which is kind of our housing authority helper so building affordable housing as well as helping with rentals they have they serve over 1100 homes 2100 residents $25,000 is the average annual salary of one of their residents they give out 1740 vouchers on a monthly basis to help with rental assistance which equates to 20.9 million dollars annually of rental support paid out to landlords so you can see how vital it is for a housing catalyst and they are building new developments they are beautiful actually I just was at pewter high school and I didn't realize I was like I drive I drove by the the village out and Paula and I was like that that looks like a affordable housing project from the city of Fort Collins because they're they're beautifully built and they do have kind of the same architectural design and I was excited to see it and that was a new development from them they've got other things in place public part private partnerships lie tech low-income housing tax credits as well as lots of other tools and resources that they use so there was an update their downtown parking optimization study I want to keep this close to 15 minutes but I did put out a question to my living in Fort Collins YouTube channel which has just a few more subscribers than my Fort Collins lifestyle channel but the question I asked was would parking paid parking deter you from visiting downtown and with seven votes 43% said yes 43% said no and 14% said that does not matter so not a ton of votes there I'm interested to know what you think as far as city of Fort Collins doing that there are some deferred maintenance issues there is continual maintenance issues they're trying to get people more into the parking garages off the street allow for parking and if you want to be paid more in a more valuable parking spot and you could be there for four hours to pay for that it could be a revenue generator it's it seems like a some form or fashion of this will pass it just might be a little bit pared down to begin with Parks and Recreation the 2050 tax that is huge you know they're getting they're generating over 10 million basically around ten million dollars over the next you know 30 years which equates about four hundred million dollars dedicated toward parks and recreation in Fort Collins 20% will help build more capital projects Southeast Community Center the mulberry pool rebuild and then 80% will go to refreshing renovating and updating and keeping maintained some of these thousand acres where the parks that we have in Fort Collins and then the council end of year reports you know we've got a lot of things that are happening that will happen in the future zoning land use code changes harmony corridor 15-minute communities carbon emissions there was a lot of different things that they were working on and the new council members will come in in the new year as for things to do this week the Wellington lights December 19th 4 to 8 p.m. go check out Wellington I just talked Wellington's got a lot of love this episode with Wellington football and then Wellington lights December 19th Santa photos at the mall up until December 24th ugly sweater party at mugs December 20th 6 to 9 p.m.
