What Condo & Townhome Buyers Ask Before the First Call

What's the real difference between a condo, a townhome, and a patio home?

It comes down to what you own and who maintains it. With a condo you typically own the interior and share the building and grounds; with a townhome you often own the structure and the land under it; a patio home is usually a small-lot, low-maintenance home with much of the exterior upkeep handled for you. The right one depends on how much maintenance you want to hand off — we walk you through the tradeoffs before you tour, not after.

How do you know whether an HOA is actually healthy?

We pull and read the reserve study, the special-assessment history, and the rules — before we tour, not after you're under contract. Thin reserves or a recent special assessment can turn a home that pencils on the mortgage into a money pit. If the loan works but the HOA kills it, you'll hear it from us on the drive over.

The listing says "single-level" — is it actually?

"Single-level" and "main-floor primary" get used interchangeably, and plenty of "single-level" listings still have a basement, a loft, or an entry step. We verify the real floor plan before you spend a Saturday touring a home that doesn't fit what you asked for.

Can I rent it out later if my plans change?

Sometimes — and that's exactly why we read the HOA rules first. Many condo and townhome communities cap the number of rentals or run a leasing waitlist, and a few restrict it entirely. We check the rental and resale rules before you offer, so your options are baked in from day one instead of a surprise in year two.

Who pays my agent?

Who pays the buyer's-agent commission is negotiable on every transaction. In many Northern Colorado deals the seller still offers to cover some or all of it — we confirm the exact terms with you in writing before you're committed.
