We Know What New-Build Buyers Actually Need

The Model Home Is Beautiful. The Contract Is Written for the Builder.

What catches new-build buyers

  • The friendly agent in the model home represents the builder — not you
  • Overpaying for upgrades that won't hold their value at resale
  • Assuming brand-new means flawless and skipping the inspection
  • Comparing builders, phases, and lot premiums with no independent read
  • Registering at a sales center before you have your own representation

What you actually want

  • Your own advocate at the table — with the buyer-side fee often covered by the builder
  • Guidance on which upgrades hold value and which just sink money
  • An independent, third-party inspection before you close on a new build
  • A straight read across builders, phases, and lot premiums
  • Confirmation of the exact school-attendance boundary for the lot — not the community marketing map

Why New-Build Buyers Work With Us

An Independent Advocate at the Table — Not the Builder's Salesperson

Your representation, not the builder’s

On a new build the on-site agent is paid by and works for the builder — pricing, upgrades, and contract terms are written to protect them. The Soukup Group represents only you, from the first sales-center visit through closing. In many new-build transactions the builder offers to cover some or all of the buyer-side fee — we confirm the exact terms in writing before you're committed.

We negotiate the incentive, not just the price

Builders hold list price to protect their comps, but they move on incentives — interest-rate buy-downs, a finished basement, design-center credits, or covered closing costs. We know which levers each builder tends to pull, and we get whatever you negotiate in writing.

Fifth-generation Fort Collins

We're not a franchise parachuting in. Five generations here means we know the growth corridors — Timnath, Windsor, Southeast Fort Collins, Wellington — the builders, the phases, and where the lot premiums are worth it. 150,000 sq ft of Old Town Square managed from 2016 to 2022.

One team, first sales center to final walk-through

No call-center handoff and no junior associate who met you yesterday. The person who reviews your builder contract is the person who stands with you at the independent inspection and the final walk-through. First response in under two hours, seven days a week.

The Soukup Group team in Old Town Fort Collins

The Soukup Group — a fifth-generation Fort Collins family business, brokered by eXp Realty and licensed in Colorado.

Straight Answers

What New-Build Buyers Ask Before the First Call

Doesn't the builder's on-site agent handle everything?

They handle it for the builder. That agent is paid by and represents the builder — pricing, upgrades, and contract terms are written to protect the builder, not you. We represent only you, from the first sales-center visit to the final walk-through.

Does having my own agent cost me anything?

Who pays the buyer's-agent fee is negotiable on every deal, and we represent you under a written Colorado buyer-agency agreement that spells out those terms before you tour. In many new-build transactions the builder offers to cover some or all of it — we confirm the exact terms with you in writing before you're committed. Builders generally hold their list price whether or not you bring an agent, so having your own advocate rarely costs you and can earn back more than its worth in incentives and upgrades.

What incentives can actually be negotiated on a new build?

Builders hold list price to protect their comps, but they move on incentives: interest-rate buy-downs, a finished basement, design-center credits, covered closing costs, or lot-premium reductions in slower phases. We know which levers each builder tends to pull — and we get whatever you negotiate in writing.

Do I really need an inspection on a brand-new home?

Yes — always. New doesn't mean flawless: new builds carry punch-list defects, and some have issues a model home will never show you. We bring in an independent, third-party inspector — not the builder's own walk-through — before you close, and we hold the builder to the warranty afterward.

Should I register at a sales center before I have an agent?

Talk to us first. Once a builder logs you as an unrepresented walk-in, some will argue you don't need — or can't bring in — your own agent. It's cleanest to have us with you, or to register you, before the builder has your information. If you've already registered, call us anyway — we can usually still represent you.
