What New-Build Buyers Ask Before the First Call

Doesn't the builder's on-site agent handle everything?

They handle it for the builder. That agent is paid by and represents the builder — pricing, upgrades, and contract terms are written to protect the builder, not you. We represent only you, from the first sales-center visit to the final walk-through.

Does having my own agent cost me anything?

Who pays the buyer's-agent fee is negotiable on every deal, and we represent you under a written Colorado buyer-agency agreement that spells out those terms before you tour. In many new-build transactions the builder offers to cover some or all of it — we confirm the exact terms with you in writing before you're committed. Builders generally hold their list price whether or not you bring an agent, so having your own advocate rarely costs you and can earn back more than its worth in incentives and upgrades.

What incentives can actually be negotiated on a new build?

Builders hold list price to protect their comps, but they move on incentives: interest-rate buy-downs, a finished basement, design-center credits, covered closing costs, or lot-premium reductions in slower phases. We know which levers each builder tends to pull — and we get whatever you negotiate in writing.

Do I really need an inspection on a brand-new home?

Yes — always. New doesn't mean flawless: new builds carry punch-list defects, and some have issues a model home will never show you. We bring in an independent, third-party inspector — not the builder's own walk-through — before you close, and we hold the builder to the warranty afterward.

Should I register at a sales center before I have an agent?

Talk to us first. Once a builder logs you as an unrepresented walk-in, some will argue you don't need — or can't bring in — your own agent. It's cleanest to have us with you, or to register you, before the builder has your information. If you've already registered, call us anyway — we can usually still represent you.
