FoCo in 15 Minutes | Downtown Hotel, Rental Housing Changes, ADU Money & a Snowy Winter Ahead

Welcome to Living in Fort Collins — The Podcast, your weekly insider look at what’s happening across Fort Collins and Northern Colorado, from growth and development to local government, business, real estate, and things to do.

🏨 6-Story Hotel Proposed for Downtown Fort Collins — A developer is eyeing the former Wells Fargo bank site for a new six-story hotel. The existing building has historic significance, meaning the proposal could face Fort Collins' historic-preservation review process. If it moves forward, it would add lodging capacity in the heart of downtown.

💻 Fort Collins-Based TurboTenant Acquires TenantCloud — Local property-management software company TurboTenant has acquired competitor TenantCloud, bringing together two platforms focused heavily on independent landlords. It's another significant move for one of Fort Collins' homegrown technology companies.

🎓 PSD Students Outperform Colorado Again — Poudre School District students beat statewide averages in every subject and every grade level tested this spring, marking the fifth consecutive year PSD has accomplished that. CMAS results came in 12 to 25 percentage points above state averages, while PSAT and SAT readiness benchmarks were 15 to 19 points higher.

📊 Colorado Unemployment Holds at 3.9% — Colorado's seasonally adjusted unemployment rate remained unchanged from June to July. After several months of movement, the latest numbers point toward stability rather than a significant shift in either direction.

❄️ Could a Big Snow Winter Be Coming? — The Climate Prediction Center puts the odds of a very strong "super" El Niño this fall and winter above 90%, with multiple forecasters pointing toward above-average snowfall for much of Colorado. The Front Range could potentially see stronger snow periods early and late in the season.

🏘️ Rental Housing Program Reaches Roughly 80% Compliance — More than 9,000 properties have registered and self-certified under Fort Collins' Rental Housing Program. The city has also invested more than $200,000 in property upgrades and recorded more than 6,000 community contacts last year.

💰 Rental Registration Fees Could Change — Council is expected to revisit the program's fee structure before the end of the year. One concern raised is whether larger rental properties should pay under a similar structure as much smaller properties like duplexes.

📉 Are Rental Regulations Removing Housing From the Market? — Council requested additional data on what happens when illegal or noncompliant rental units are identified. The question is whether those properties are corrected and returned to the rental pool or simply disappear from the city's available housing supply. Staff committed to providing additional information.

🏡 ADU Grant Funding Approved — Council approved state grant funding for Fort Collins' Accessory Dwelling Unit Grant Program. Staff also clarified an important distinction: a second unit at 45% or less of the primary home's size qualifies as an ADU, while an equal-sized second unit would be treated as a duplex.
