Alrighty folks, this is living in Fort Collins the podcast and we are getting into mid-summer It is crazy to think that we are just a day away from July But with that brings drier temperatures drier climates hotter temperatures and the risk of wildfires we just unfortunately had three firefighters lose their lives in the Schneider fire down by the Colorado-utah bow Border that while trying to protect themselves shield themselves from wildfires extremely sad grateful for all of those that are Truly putting their life at risk to keep us safe and it just brings to show, you know Rocky Mountain National Park just banned all campfires up at red feather They're not having fireworks this year, which was really sad We were up there this weekend and you know talking to some of the store owners and a lot of these people are probably relying on some of those events to keep kind of the doors open and But right now it's it's all about staying safe If you don't have any need or reason for a fire don't do it. Be careful with smoking cigarettes Sparks if you're if you're chopping down trees, but you know, we have a drought year and in fact Boyd Lake They ended their boating season June 28th So just a couple days ago, they usually see about five hundred and seventy three thousand visitors That's what they saw in 2025 and this year to date. They've seen a hundred and forty five thousand visitors And they're probably not gonna see much more because Boyd Lake is one of those lakes That's a motorized late motorized boat lake and a lot of people use it to recreate and right now you can't do it It's pretty sad. You can still get out there kayak paddleboard canoe one thing to know though is officials are suggesting to recreate at your own risk because Well, if you can't have boats, there's night might not necessarily be any Quickly available rescue boats that can come and get you that being said There are other lakes that are 90% full horse tooth Carter Lake They are just being filled and serve other areas for water, but you know, it compounds I will say You know Wildfires, it's a true. Oh, oh to taking effect June 30th and essentially what this is doing is it's reshaping and cutting the red tape to deliver cheaper faster homes and Because Colorado is expecting a shortfall of housing a hundred thousand housing units So, you know Fort Collins, Northern Colorado buyers are facing affordability pressures Modular construction is a fast way to help lower the cost of home ownership And these new rules make it easier to scale here in Colorado So, you know kind of be on the lookout for that and I mean some of these modular homes are pretty pretty fantastic I mean They look wonderful putting them on foundation a slab You know might be a good option for you to make them less Mobile, but that being said Senate bill 25. Oh, oh to taking effect, June 30th and this is going to be putting together some frameworks for factory built homes module homes and Tiny homes one of the big things that we're gonna have to figure out here in Fort Collins, Northern Colorado is zoning for tiny homes Speaking about wildfire. There is a wildfire mitigation program offering mountain homeowners up to $4,000 this is new Larimer County's new home ignition zone mitigation assistance program and they will cover up to $4,000 per property and contractor implemented defensible space and vegetation work now areas that it includes are Cherokee Meadows Crystal Lakes glacier view and pewter Canyon now parts of the red feather lakes area Will be funded as well by the USDA community wildfire defense grant running through 2029 now this is for fuel reduction only not structural upgrades like roof or vents You know, basically the first thing you got to do is you got to start with the home ignition zone assessment Through your local fire district and then apply and they're not guaranteed but man $4,000 to help cut back vegetation potentially add some gravel some defensible Areas is pretty important So if you're considering buying up in red feather one We've got a cabin up there for you to check out and give us a call or text We'd love to talk to you more about that. They've been going since June 24th this weekend is a big weekend forum July 4th, July 5th, you know, there was Nelly some of my friends went to the Nelly concert So I was watching some of that Dirk's Bentley brothers Osborne Jake Owen and Nate Smith now You've got the PRCA pro rodeo extreme bulls American bullfighting and Demolition Derby now this event draws more than two hundred fifty thousand people annually and does actually donate 200,000 to local groups. This is a great event in northern Colorado if you're in Greeley You know it is it's definitely something that you should go and check out but people from all over northern Colorado down south to Denver come up and enjoy themselves some Greeley Stampede for the week Another retirement community breaks ground in southeast Fort Collins. I've had a recent kind of Aha moment with retirement homes I mean there was one that was built over by the mall and I thought it was gonna be an apartment complex But it turns out it's another retirement community And there's another retirement community that's being broken ground by an org er based developer touchmark and they broke ground on June 17th, it'll be on 18 acres And this is gonna be touch marks 16th community across the United States and my thought on this is like man You know my granddad he was in a home for I think like 10 years and when you look at $14,000 a month over 10 years. That's a lot of money and They talk about the silver tsunami silver tsunami of wealth transfer Where right now all of the boomers they've got all the money. They're gonna be passing on and passing on their wealth, but With advances in medicine and how much money they have I'm sure they can live long lives and these retirement communities see massive Opportunities there because these these retirement communities are popping up all over the place Downtown Fort Collins has a massive one Morningstar, and it's just like why are they doing that you know?

This is prime real estate. Well. Why are they doing that well take? $14,000 per month per resident times 100 200 residents the numbers make sense so You know that all being said It hopefully is a long-term good investment for the area But this is gonna be on the southeast side of Fort Collins kind of by Banner Hospital over off of Lady Moon and Cinco foil Alrighty there was no City Council meeting this last week so nothing to talk about there But some things to do this week 4th of July coming up get yourself out there run the firecracker 5k City Park July 4th all day long There is actually one fun thing that looks kind of I had not seen and I'm talking to my wife about doing it But is the great FOCO water balloon toss?

I mean it just looked like a lot of fun But if not, you know the Fort Collins July 4th celebration essentially all day long at City Park fireworks are gonna be at 935 you can find fireworks all over Fort Collins Loveland's gonna have fireworks again this year over by Loveland High School Timnith Windsor They are not gonna be up in Red Feather like I just talked about but they are all over the place Greeley stampedes gonna have concerts and fireworks July 4th 930 p.m. Island Grove Regional Park and Greeley so you can go enjoy rodeo a concert and then fireworks I mean, it's gonna be a great day there if you're looking at that Music all over the place to Bohemian Nights Thursday evenings Lagoon concert series at CSU Music on the lawn at the foothills mall on Fridays at 6 p.m There are so many different places that you can go listen to music and enjoy yourself all over Fort Collins and Northern, Colorado one thing that I'm excited to get on my calendar is this collaboration between CSU and the pewter school district, you know, they have had over the last few years They've had this kind of Colorado high school canvas series and What that has allowed is for high schools to come in and compete at CSU kind of like an inner-city rivalry Fort Collins Rocky Mountain A Timnith Wellington pewter high school fossil ridge and now they're going to expand it to volleyball and Basketball so there's going to be four different things that will be happening at CSU. There's the Moby Matt madness that's wrestling The canvas series for football there's going to be a hard top CSU our basketball One day of games all day long, which is just sounds like a blast to go watch City rivalries at CSU at Moby all day long and then volleyball So I think it's a really cool collaboration because I went to Colorado State University One of the reasons I went there was because I grew up here in Fort Collins and I learned to love the university I went to all of their camps growing up went to their basketball camps went to watch their basketball games And now talk about and I did not get to do any of this competitions Compete competitions at CSU, but talk about you know going as a basketball team and competing at Moby in front of not just Fort Collins or whatever teams fans you're watching but potentially the entire city because it's going to be an entire day of Basketball that just really seems like a lot of fun. So that should be on your calendars You know the football season wrestling season basketball season and volleyball season. So basically Fall through winter there are going to be four different main days at CSU.
