Fort Collins has reached a point where finding a single-family detached home under $600,000 isn’t as easy as it used to be.
The good news: there are still a handful of neighborhoods where you can find detached homes under $600k without giving up on lifestyle, schools, or access to the rest of town. These are the spots I consistently come back to when people ask, “Where can I still get a house in Fort Collins without blowing past six hundred?”
Here are my five favorite Fort Collins neighborhoods for homes under $600,000: Brown Farm, Lexington Green, Eastborough, Fox Meadows, and Meadowlark.

1. Brown Farm
Typical home profile (approximate):
- Price point: Often in the mid-$400s to low-$500s
- Total Sq Ft: around 1,900–2,000 sq ft
- Bedrooms: usually 3–4
- Bathrooms: typically 2
- Garage: mostly 2-car
Brown Farm on the west side is one of those solid Fort Collins neighborhoods. You’re close to parks, schools, the Spring Creek Trail, CSU, and an easy shot into Old Town or Midtown. Most of the homes are 1970s ranches, bi-levels, and split-levels on good-sized lots with mature trees. It’s a great choice if you want an established feel, parks and trails nearby, and a price that still works under $600k.
2. Lexington Green
Typical home profile (approximate):
- Price point: frequently high-$400s to mid-$500s
- Total Sq Ft (all levels): ~2,500 sq ft
- Bedrooms: 4
- Bathrooms: 3
- Garage: 2-car
Lexington Green sits in southwest Fort Collins abutting Rolland Moore Park, the Spring Creek Trail, and the neighborhood pool, tennis, and other courts. This area has a very “classic Fort Collins” feel with 1970s ranches, tri-levels, bi-levels, and two-stories on larger lots with big trees.
Because many homes have basements and multiple living areas, you tend to get more total square footage here than in a newer subdivision at the same price. For buyers who want pool access, central location, and a true neighborhood feel — without jumping into the $700s — Lexington Green is a strong fit.
3. Eastborough
Typical home profile (approximate):
- Price point: often mid-$400s
- Total Sq Ft: around 1,600 sq ft
- Bedrooms: usually 3–4
- Bathrooms: generally 2
- Garage: 1–2-car
Eastborough doesn’t always get the spotlight, but it probably should. You’re in a central-east location with easy access to schools, parks, and a quick run to I-25 or anywhere in town. The homes are primarily bi-levels and tri-levels, with a few ranches mixed in. If you’re looking for a more affordable Fort Collins neighborhood that still has good access to everything, Eastborough is one I recommend a lot to buyers trying to stay under $600,000.
4. Fox Meadows
Typical home profile (approximate):
- Price point: many homes in the $500s
- Total Sq Ft (all levels): ~2,000 sq ft
- Bedrooms: 4
- Bathrooms: 2
- Garage: 2-car
Fox Meadows is one of the best plays in southeast Fort Collins if you want no HOA, a good-sized yard, and quick access to everything: Linton Elementary, Fort Collins High, English Ranch Park, Collindale Golf Course, the Power Trail, and shopping. The neighborhood is full of tri-levels, four-levels, and ranches.
Because the homes aren’t huge but are well laid out, Fox Meadows works really well for first-time buyers, move-up buyers, and investors who want a strong rental area close to schools and amenities.
5. Meadowlark
Typical home profile (approximate):
- Price point: often high-$500s, still under $600,000 in many cases
- Total Sq Ft (all levels): ~2,200 sq ft
- Bedrooms: 4
- Bathrooms: 3
- Garage: 2-car
Meadowlark sits in an incredibly convenient mid-town location near CSU, the MAX line, the Mason Trail, Foothills Mall, and both the north and south sides of town. Homes here are mostly late-60s and 70s ranches, bi-levels, and tri-levels, often with finished basements and big, private backyards.
If you want more bedrooms and living space without jumping into a brand-new subdivision price point, Meadowlark is a great option. It’s a favorite for people who want that “true mid-town” lifestyle and easy transit access.
Why These Five Neighborhoods Still Make Sense Under $600,000
All five of these neighborhoods have a few things in common:
- They still have real options under $600,000 for single-family detached homes.
- They offer livable floor plans — tri-levels, ranches, bi-levels, and four-levels that give you multiple living spaces, basements, and usable yards.
- They’re in proven locations near parks, schools, trails, and everyday amenities.
Could you spend more and get newer finishes or a different part of town? Absolutely. But if the goal is to own a detached home in Fort Collins under $600,000 in a neighborhood with staying power, these five are where I’d start.
