What advice would you give a buyer trying to purchase a home?

For buyers, our biggest piece of advice is to come in prepared and educated. What advice would you give a seller trying to sell their home?

For sellers, presentation and pricing are everything. Northern Colorado homes still move quickly when they’re marketed correctly. That means professional photos, video, and exposure across the right channels — not just putting a listing on the MLS. Pricing too high can backfire, and pricing too low leaves money on the table. We analyze the data and project realistic expectations: how many showings to expect, what offers are likely, and what timeline makes sense. With the right strategy, we’ve had listings go under contract in as little as three days.

What types of clients have you worked with?

We’ve worked with first-time buyers, investors, relocation families, retirees, and everything in between. Roughly 90% of our inbound clients come through our _Living in Fort Collins_platform, which means they’re serious, decision-oriented, and ready to make a move. One of our recent favorites was a family relocating from out of state who closed on a new build in Timnath. How did you get started in Real Estate?

Our story began back at Colorado State University, where we started investing through fix-and-flips and managing properties. At first, we had no intention of becoming agents, but friends and family began asking for help buying and selling homes. That grew organically into what is now Soukup Real Estate Services, launched in 2016. Today, we’re a boutique team focused on residential sales, relocation, and investment properties, always with an eye toward delivering a world-class client experience.

Do you have any special education or training that will benefit your clients?

Yes. Our background in property management and investing gives us an edge beyond traditional brokerage. We’ve managed over 200 rental units and personally own investment properties, which provides clients with a perspective on cash flow, appreciation, and long-term value. On top of that, we’ve built detailed systems for relocation clients, run in-depth market research, and leverage our media platforms to give sellers maximum exposure.
